Getting ready to start another year of PAVING! We look forward to serving the Niagara Region for all your asphalt needs.

This year was a harder winter than most and we have noticed a lot of frost heaving in the area. Due to the extra moisture in the ground and cold temperature, many parking lots driveways and roads may have experienced more damage than your typical winter. This is why it is important to keep paved surfaces higher than ground grades, which helps keep moisture away. It is also important to keep up with routine maintenance in order to prevent water from infiltrating into the sub-base. Areas with high ground water may have experienced frost heave around catch basins. Wait until the frost comes out of the ground (April) to see if the asphalt lowers back to original elevation, as this can sometimes happen.

Areas that are having an issue with high water tables, can sometimes install sub drainage to help dry up the sub-base. Please note a catch basin is needed.

If you own a parking lot and are dealing with potholes, please reach out to be put on our patching list. Call the office at 905 732 6541 or fill out our form available on our website. We provide quick and economical patching to fix just the holes, so you can perform your due diligence, and we can produce a solution and plan within your budget. We are also able to set up crack sealing, sealing and line painting so your lot is ready for customers.

Homeowners, please reach out and we are more than happy to provide you with a free estimate. The season will be busy so do not wait too long. We should have shovels in the ground at the start of April. We have added some info from the BBB, as reminders when getting estimates. We hate to see people being taken advantage of, and because of this, we believe in a zero-down, no pressure policy – just a handshake like my father always said. Our payment terms are always on completion.

We look forward to your call or email.

The Better Business Bureau recommends that homeowners and businesses be wary of contractors who:

• Solicit door to door.

• Arrive in an unmarked truck or van.

• Claim they have just completed a job nearby and happen to have leftover materials, so they can do the work for a discount.

• Pressure you for an immediate decision.

• Accept only cash, require large deposits, or require the entire cost up front. A deposit of 10-15 percent of the bid price is normally sufficient.

• Refuse to provide a written estimate, a contractor-registration number, or local references.

• Provide credentials or references that cannot be verified.

• Older adults are often prime targets for dishonest firms. Share this information with your older friends, relatives, or neighbours.

I recently moved. Relocating and finding reliable experts to help is never easy. I was very fortunate that several people in Port Colborne recommended Van Jon paving. Allocating the work to them was an excellent decision on my part.

I own two very different properties both requiring a specialized design. VanJon was up to the task and created two unique stunning paved driveways…one for my cottage and  one for my home.

What was an unexpected surprise was how talented and accomplished Devin is with landscaping. While working on the most difficult property where the entire driveway needed to be demolished and relocated he asked me why I had been standing outside for the last hour. I explained that I had been there waiting for a landscaping company representative who had canceled twice before and this time didn’t bother to cancel and just did not come. Devin asked me what I wanted done and he nodded and  simply said…I can do that and he did! The excavating and regrading involved a brick retaining wall that was to be removed and a new garden area created. I gave Devin a general idea of what garden shapes I thought would look effective and he and his team made excellent suggestions and created it all. Mid way I asked for a slight modification and within 24 hours his crew was right there to do that. When I decided to add paving stones for a walkway, Devin sent me to the perfect place to locate the ideal material and sent a talented person to install it.

Van Jon also devised and implemented many finishing  touches that added to the beauty of the completed product on both properties.

What was a truly wonderful bonus was how pleasant Devin and the entire group of people assembled by Van Jon was to have on my property. They were always smiling, always ready to listen to my concerns, always quick to reply to any text questions and always reliable.

The cost of the entire project was extremely reasonable considering the level of expertise and the quality of the work.

Van Jon Paving has my highest recommendation.

Small scuff marks

  • This is temporary with new asphalt. These marks can be fixed by using hand tamp or small plate of steel. On a hot day, remove scuff marks by hitting them with the tamp.

Gas and Oil spills

  • You can try to remove oil with a bleach-free detergent. EX; dish soap, laundry detergent. Gas must be cleaned with water only. Gas acts as a thinner, do not use a pressure washer.

Sand coming off of driveway

  • It is common to see sand coming off of the driveway in the first year. If this persists over 2 years, the driveway should be sealed.

Driveway Sealing

  • It is recommended that driveways be sealed every 1 to 3 years. Remember, driveways should not be sealed before 1 year.
  • Sealer should be oil based; other sealers may harm the asphalt.

Benefits of Sealing

  • increased life of asphalt
  • Easer to shovel and clean driveways
  • Maintains surface smoothness.

The first 48-72 Hours

It is important to let your driveway cool down once you get it freshly paved. Leaving it for 48-72 hours without anything on it will help with the process. Parking your vehicle or putting heavy objects while your driveway is still cooling can leave impressions from the weight. You are able to walk on the driveway–but it is recommended nothing heavier than a person for the first couple of days!

The Better Business Bureau today warned Niagara region homeowners and businesses to…

HAMILTON, ON – The Better Business Bureau today warned Niagara region homeowners and businesses to beware of cons claiming to repair your driveway. Scammers have been reported in communities across the Niagara region, most recently in Niagara Falls.

The Better Business Bureau has received new complaints on certain paving companies that move from city to city scamming innocent homeowners and businesses by performing subpar work. “Cons typically approach a homeowner or business and offer to repave a driveway or parking lot. They offer a great low price and claim they have just enough asphalt left over from another job nearby. The representatives are usually polite and persuasive and drive nice work vehicles”, says Marlene Sear from the Better Business Bureau.

“Use caution and common sense to avoid doing business with fly-by-night operators,” Sear said. “They may offer great deals, a lifetime guarantee ØC whatever it takes to get your money ØC but often the quality of the material used and its application are inferior. By the time you realize you have a problem, the driveway paving crew will be long gone. Even worse, cons may do the work and demand a much higher price at the end of the job.”

In at least once case recently reported to the BBB from a consumer in Niagara Falls, the company made her driveway worse and when she made attempts to reach the company, the phone number was out of order. This company currently has an F rating with the Better Business Bureau for failure to respond, pattern of complaints and number of complaints filed against the business. The company has moved from Hamilton to Brantford and now the Niagara region soliciting business from homeowners and businesses. “The public is strongly urged to check with the BBB to obtain a reliability report on a company prior to signing any contracts or agreements, states Marlene Sear of the Better Business Bureau.”
